Apartments in Istanbul, land in Izmir: 2021 Turkey property market trends

As a year ends, it’s time to review the past 12 months and draw up some conclusions – and real estate market is no exception.

To understand current trends on Turkey’s property market and better prepare for the new year, potential investors may want to go through concrete and accurate information.

As such Zingat compiled its search data from the last year to see the provinces (cities) and districts across Turkey its users were most interested in.

Here’s what Zingat’s “Year in Search” for 2021 looks like.

Kuşadası

Istanbul top province, Kuşadası most popular district

Unsurprisingly, Turkey’s largest city, Istanbul, topped the search ranking for potential property buyers. As official data shows, the 16-million metropolis has also seen the most actual real estate deals done among all Turkish provinces.

Turkey’s two largest provinces after Istanbul, Izmir and Ankara, followed the intercontinental city in the number of searches, while tourist paradise Muğla and the southern port city of Mersin rounded up the top five.

Meanwhile, Aegean resort Kuşadası was the most searched district across the country. The district in western Aydın province topped the ranking the previous year too as it became a getaway of sorts for people fleeing big, crowded cities in the wake of the COVID-19 pandemic.

After Kuşadası, Black Sea province Trabzon’s Ortahisar, Muğla’s Bodrum, Istanbul’s Esenyurt and Beylikdüzü districts shared the top five places among the districts with the highest number of searches throughout the year.

 

Apartments and land most sought-after real estate

Data showed that apartments and land plots were the most popular searches among various property types on Zingat last year.

After apartments and land, most potential real estate investors searched for villas, stand-alone houses and prefabricated homes, in that order.

Izmir leads land search

The western province of Izmir topped the rankings for the most searches made for land purchase.

Many investors also looked into possibilities of buying land in Istanbul, Antalya, Bursa and Kayseri, which along with Izmir complete the top five of the land search ranking.

At the same time, central Konya province’s Akşehir was the district with the most sought-after land.

Akşehir was followed by Istanbul’s remote districts of Çatalca and Şile as well as touristic Muğla’s Milas and Fethiye.

 

Zingat’s overseas traffic doubles

The number of potential real estate investors from abroad who visited the Zingat website has soared over the past year, Zingat’s Sales and Commercial Relations Director Eser Karaismailoğlu said.

“As a result of the fluctuation in the exchange rate, we observed that the citizens of other countries show great interest in (Turkey). In particular, the traffic we receive from abroad has doubled in the last quarter of the year,” Karaismailoğlu said.

He also added that the current trends in construction and real estate sectors indicate that both property prices and demand are expected to rise.
